This Rental Agreement sets out the terms and conditions between:

  • Owner:

    Dr. Parameswaran Sridhar (“the Owner”)

  • Property:

    Villa Saromani, officially registered as Casa Sri under Portuguese Alojamento Local (AL) regulations.

  • Location: lote 75 Rua Candido Guerriro Montechoro, Albufeira 8200-347
Guest: the person(s) booking accommodation.

1.Booking
  • The Guest must be at least 18 years of age to make a booking.
  • By booking, the Guest agrees to these terms and conditions.
  • Guests must not sublet the property or allow unregistered guests to stay overnight.
2.Rental Period
  • Check-in time: 15:00 (3:00 pm).
  • Check-out time: 10:00 am.
  • Early check-in and late check-out may be available but must be agreed with the Owner in advance.
3.Payment & Security Deposit
  • Booking deposit of 25% payable at time of reservation. Balance due six (6) weeks before arrival.
  • Refundable security deposit of €500 required to cover damages, losses, or rule breaches.
  • Deposit refunded within 7 working days of checkout, if no deductions required.
Refund Method:
  • Refunded via same payment method (PayPal, bank transfer, credit card).
  • No cash refunds.
4.Cancellation Policy
  • More than 6 weeks before arrival → full refund (less fees).
  • 2–6 weeks before arrival → booking deposit forfeited.
  • Less than 2 weeks before arrival → non-refundable.
5.House Rules
  • Noise prohibited between 23:00–08:00.
  • Smoking not permitted inside the villa.
  • Pets not allowed.
  • Safe Boxes: must be left open at checkout. Forgotten codes require request, witness, + €100 fee.
  • Towels: bath & pool towels provided and must be returned in good condition.
  • Function Hall Use: must be agreed in advance and villa left clean.
  • Furniture/equipment must not be moved without consent.
  • Pool Area Safety:
    • No drinks, glass, or breakables in/near pool.
    • Only plastic/unbreakables allowed.
    • Food waste disposed in bins provided.
    • Children/dependents must be supervised at all times.
    • No diving allowed.
  • Outdoor Fire Safety:
    • No open fires during June–September fire-ban period.
    • Use must be agreed in advance outside fire-ban season.
    • No fireworks or sky lanterns.
    • Firewood charged separately.
  • Occupancy:

    Max 12 persons. Only registered guests may stay overnight.

6.Safety & Compliance
  • Villa complies with AL regulations (first aid kit, smoke alarms, complaints book, safety equipment).
  • Guests must follow fire safety instructions and laws at all times.
7.Guest Responsibilities
  • Villa may only be used for lawful purposes.
  • No illegal activity permitted.
  • Guests responsible for damages/losses caused by negligence.
  • Lock doors/windows when villa unattended.
  • Turn off lights/AC when not required.
  • Doors/windows closed when AC is on.
  • Guests must comply with Portuguese law where rules are not specified.
8.Liability
  • Owner not liable for accidents, injuries, theft, or loss except from proven negligence.
  • Villa covered by mandatory AL public liability insurance for guest protection.
  • Insurance excludes guest negligence, misuse, or failure to follow rules.
  • Guests strongly advised to have travel insurance.
  • Children must be supervised at all times.
9.CCTV Policy
  • CCTV covers entrances, gardens, common areas.
  • No cameras in bedrooms, bathrooms, pool.
  • Monitor in lounge shows live feed.
  • Recordings auto-erased after 14 days unless requested in writing.
  • Footage accessed only by Owner or law enforcement.
  • Complies with GDPR & ICO registration.
10.Governing Law
  • Agreement governed by Portuguese law.
  • Disputes under jurisdiction of Portuguese courts.
11.SEF Registration
  • All guests must provide full name, DOB, nationality, passport/ID at check-in.
  • Details submitted to SEF under AL registration.
  • Providing accurate information is a condition of stay.
